Meet Our Executive Team

Ross Pelligra


At the core of Ross's role as Director of Citinova is his passion for the building industry.

This began at age 11 when he first began accompanying his father on construction site jobs and learning the family business. Formally commencing his career in 1995, Ross was determined to go beyond the building site to intimately understand all facets of the property development process by mastering negotiation,purchasing, construction and delivery of beautiful properties from start to finish.

Since then, Ross has developed his experience in Victoria, interstate and overseas, adding a broad range of technical qualifications to his wide array of practical job and project experience.

Ross has proven himself to be an ambitious leader with a solutions focused attitude. He is widely recognised in the construction and development industry as a successful entrepreneur and an original thinker.

Sam Polimeni

Managing Director

Sam brings his wealth of accounting and financial planning experience to the executive team at Citinova, having successfully created and administered dozens of property joint ventures on behalf of his clients.

Over Sam’s career he has been involved in most forms of property developing from various residential (land subdivision, apartments, townhouse developments), Industrial (warehouses from 100m2 to 20,000m2) and commercial (showrooms, multistorey offices, service stations and retail premises), all of which resulted in significant returns for investors.

Sam’s enthusiasm for the property industry, combined with his experience as the founder and managing director of a CPA Accounting and Financial Planning business means he is able to provide industry-leading advice on the investment in and development of property.

Thanks to his tremendous knowledge of financing and structuring property projects, Sam is regularly called upon as a conference speaker at major industry events.

Married with three children, Sam loves reading, going to the footy, watching his kids play footy/netball, going to Torquay, travelling and cooking.

Julian Farrugia

Julian Farrugia

Project Manager

Julian brings a wealth of skills, experience and contacts to the Citinova team, having started his career in Civil Engineering in local government. He has also worked in other engineering roles, ranging from a development engineer to a traffic engineer as well as other positions within design, construction, drainage assets and maintenance departments.

With a passion for property development, Julian has also worked on and completed his own multi-residential development projects in Melbourne’s west.

Now a Project Manager at Citinova, Julian also provides Civil Engineering support to the team, whether it is solving a civil engineering related problem or finding solutions that will creative efficiencies and long term benefits to development projects.

Julian’s hobbies and interests include hunting, fishing and spending time outdoors, but he also loves food and enjoys going out with friends and family.

Ben Wongseelashote

Ben Wongseelashote

Project Manager

With a Double Bachelor Degree in Engineering (Civil & Infrastructure) and Business (Management) Ben brings 4 years of experience in the building industry to the Citinova team. Previously a structural engineer delivering high quality design management and construction documentation of CBD high-rise residential apartments, complex mixed-use development and commercial buildings he is now a Project Manager.

He works to establish relationships with clients to understand and integrate their objectives into development objectives. Ben guides the consultant team towards a design that delivers those needs at each phase of a development project, as well as the financial modelling and forecasting to assess feasibility of the development project. He also assists in design and risk management to promote building design that is in accordance with program, budget and quality goals

In Ben’s own time he enjoys travelling, fitness, badminton and swimming as well as reading, learning and experimenting with new technologies, trends and ideas.

Sam Zito

Sam Zito

Project Manager

Beginning his career as a registered architectural draftsman, Sam has accumulated a combination of skills, formed by experience over multiple facets of the design and construction industry.

Over the last 12 years, Sam has found that the end result of great achievements comes from a combination of excitement, drive, hard work and talent from a team of like-minded individuals. At Citinova, Sam's background has allowed him to progress his career towards Project Manager for multiple large-scale residential, commercial and industrial developments locally and interstate.

When away from the office, Sam enjoys spending time with his family and catching up with the latest news in motoring, architecture and boxing.

Jonathon Smarelli

Jonathon Smarelli

Development Manager - New Projects

Having studied a Bachelor of Commerce, Jonathon began his career as an Accountant specialising in Cost Management Analysis and Client Relations.

He then moved into the role of Funds Management Accountant for another business specialising in Cashflow Management for development projects and investor funds management, working directly with Development Managers on residential high rise and land projects before beginning his role at Citinova.

At Citinova Jonathon is responsible for the development and management of commercial, industrial and residential projects. He works on strategic project analysis, setup of Joint Ventures and Stakeholder Management.

In his spare time, Jonathon enjoys travelling the world, having lived overseas for some time and travelling to new country each year. When he isn't travelling he plays for the local footy club and also enjoys watching football.

Antonie Polimeni

Antonie Polimeni

Assistant Project Manager

Having completed year 12 in 2016, Antonie is studying a Bachelor of Applied Science – Property and Valuation while working as Assistant Project Manager. Prior to beginning work at Citinova Antonie worked part time in retail.

In his role Antonie completes various tasks at all stages of development to assist other Project Managers.

When not at work Antonie enjoys playing and watching footy, as well as heading to the mountains to go snowboarding with aspirations to one day snowboard at many snow resorts around the world.

Rinella Calzone

Rinella Calzone

Bookkeeper/Property Manager

Having worked in the financial industry for nearly 35 years, Rinella has worked in a variety of financial/administration support areas during this time. She currently specialises in finances associated with property development and property management while I also liaising with tenants and all things associated with their tenancies.

Rinella has three children who are all young adults and getting on with their lives. When she has time she enjoys being active, going bush walking, bike riding, dancing and reading.

Regina Liu

Regina Liu

Assistant Architect

With a passion for architecture, Regina has a Bachelor (Hons) of Architectural Studies, a Masters of Architecture, Landscape and Planning (Design) and a Masters of Architecture.

Whilst studying, Regina worked as an Architectural Assistant in China during her holiday breaks and has participated in various stages of projects including masterplan design, design development, documentation and tendering.
